Forged in Birmingham · For landlords & investors
Vulcan Turnkeys handles inspections, move-in / move-out turnovers, and recurring maintenance for single-family rentals and small commercial buildings across the Birmingham metro — sold à la carte, never bundled into a management contract.
What we do
We do not sell a property-management contract. Each engagement is its own invoice — book what you need this month, nothing else.
Photo-documented reports priced for landlords, not retail buyers. Priced 30–45% under the standard Birmingham home-inspection range.
One crew, one invoice — deep clean, lock and key handover, listing-ready photography. The gap between tenants, closed.
Seasonal exterior work and minor repairs — paint, gutters, pressure wash — without a full management contract.
How an engagement runs
Email the property address and what you need — turnover, inspection, or maintenance. We reply same business day with a quote.
We hold a slot once you confirm. Most turnovers are dispatched within 48 hours; inspections within the week.
A single crew handles the job end to end, with photo documentation at each stage for your records.
A clean PDF with photos, findings, and a punch list. Investors in another state get exactly what they need without driving in.
Pricing
The Birmingham market has converged on $270–$630 for a standard home inspection. Our reports are built for landlords — inspection-grade rigor, no retail-buyer padding — and land between $165 and $385 depending on property size. Turnovers and maintenance are quoted per scope.
Send the property address and a short brief; we reply with a flat quote the same business day.
Photo-documented, written summary, delivered within 24 hours.
Deep-clean, make-ready, lock and key, listing photography. One crew, one invoice.
Service area
If your property sits inside this list, we can usually schedule inside the week. Outside it — send the address anyway, we will tell you the same day whether we can take the work.
“Birmingham does not have a turnover problem. It has a documentation problem — and that is exactly the gap we built to close.”
Vulcan Turnkeys was started because the same question kept coming up from landlords, investors, and small commercial owners around the metro: “Who do I call between tenants?” Most local firms answered that by selling a full management contract. We answer it with the work itself — inspections, deep-cleans, lock changes, photos, and minor repairs — sold individually, documented in writing, and priced for landlords instead of retail buyers.
We carry general liability insurance, work with the same crews week after week, and report every engagement the same way: a single PDF, photos included, ready to hand to whoever signs the next lease.
